A warm and friendly Scottish Highland welcome from Richard and Susan at The Ness Guest House in Inverness, the capital city of the Highlands, Scotland. We renovated our Victorian family home, built in 1887, to create our cosy bed and breakfast with four comfortable en-suite guest bedrooms and retaining many of its original architectural features.

The B&B is ideally located in Inverness city centre, only a few minutes walk to Inverness Castle, the River Ness and the Eastgate shopping centre on the High Street of Inverness.

The bed and breakfast has free private off-street guest parking for four standard-sized cars. We are biker friendly and have secure anchor bolts in our car park for motorcycles. There is an 11kw Electric Vehicle charging point for each parking space, so every guest room has a dedicated EV charging point.

There is free wifi for our guests at the B&B.

We provide information on what’s on in Inverness (for example where you can enjoy live Scottish music) and things to do in the Highlands.  We have maps and tourist information available and are happy to tell you our personal recommendations on where to eat and drink.

In addition to the many attractions the city of Inverness has to offer, The Ness Guest House is an excellent base for exploring the beautiful scenery of the Highlands and Loch Ness is only a short drive away. We can provide you with information on tours and excursions.

Choose from a tasty full Scottish cooked breakfast or Scottish smoked salmon breakfast to get you ready for the day. These are included in the room price.

Whether you are travelling for business or pleasure we want your stay with us to be extremely comfortable. Starting each day refreshed after a great sleep, satisfied after a tasty breakfast and all set with a full itinerary for exploring Inverness and the Scottish Highlands.

Breakfast at the B&B

The tasty Scottish cooked breakfasts at our Inverness B&B are freshly made using produce from award-winning local butchers.

To start: fruit juice, selection of cereals, yoghurt, fresh fruit and toast.

Full Scottish: bacon, sausage, eggs, black pudding, haggis, baked beans and a tattie (potato) scone.

Scottish smoked salmon: toasted bagel, scrambled egg and Scottish smoked salmon.

Tea, freshly brewed coffee, speciality teas and home baking.

Vegetarian, vegan and gluten-free breakfast options are available, please inform us when booking.

Please let us know if you have any dietary requirements at the time of booking and we’ll do our best to meet these.

Breakfast is served in the dining room from 8.00am-9.00am.
